We were initially appointed to carry out a building survey and advise the freehold management company on current condition and create a 10 year maintenance, repair and improvement strategy for this Victorian red brick mansion block.
Following our recommendations and various resident meetings we were instructed to design and administer the external repair, refurbishment and redecorations. This involved flat and pitched roofing works, render and concrete repairs, balcony railings, substantial repairs to timber windows and frames, brick repairs and re-pointing and many other detailing repairs prior to redecoration.
Subsequently the upgrade and improvements of the common areas and basements were undertaken two years afterwards. This involved much client liaison over interior design, new lighting and stain glass replacements.
Through our knowledge of the building and its construction we were also appointed for numerous other professional advisory roles including resolving party wall issues and access licences with adjoining properties, review of cold water supplies and feasibilities for lead mains replacements, review of communal heating and hot water systems, intercom and security measures, coordinating resident planning objections for proposed neighbouring sites, and bin store relocations.
